Seasonal houses and the timing question

Plenty of homes through here run hard through the season and then sit closed for months, which changes when to do this rather than whether.

Contact hours are lower, so body oil accumulates more slowly. Dust does not care whether anybody is home, and a closed house with the air off gets no circulation to move it, so it settles into fabric undisturbed all summer.

The sensible window is before you close up or shortly after you return, not mid-season with a house full of guests. Most of our work here happens in October and in late spring for exactly that reason.

When a manager holds the keys

• We deal with a property or estate manager directly, including access and timing
• The invoice goes wherever you want it, to the management company or the owner
• Receipt by email or text, which matters when somebody keeps records for an absent owner
• A written note of which pieces were done and what condition each was in
• Several properties in one visit where they are close together

And the point that matters most when an owner is not present to judge it: nobody arrives here to sell something that was not asked for. If an add-on is not worth it on a given piece, the manager hears that rather than a longer invoice.

Guest accommodation is standard here

Casitas, guest houses and pool houses are the norm rather than the exception through this corridor, and each has its own furniture.

These are the pieces that go years without attention. A guest house sofa used a handful of times annually still collects dust, still sits in a room that gets sun, and in plenty of properties has never been cleaned since the house was furnished.

Some pieces we will not clean, and we will say so

This is the part that matters most in this town, because the furniture here is worth more than the cleaning.

Every upholstered piece carries a manufacturer's code telling you what the fabric tolerates: W for water, S for solvent only, SW for either, X for neither. The wrong method causes shrinkage, browning, rings or dye movement, and almost none of it can be undone.

Custom and designer pieces frequently carry no code at all, because a workroom building to order from a memo sample had nobody responsible for attaching a label. So the most valuable furniture in the house tells you the least about itself.

On silk, on antique frames, on anything we cannot confidently identify, the honest answer is sometimes no. Full detail on when we decline and why.

How we clean it

1. Identify before anything else. Find the code, work out what the fabric actually is, and test somewhere concealed when there is no tag. On an unlabeled custom piece this is most of the skill.
2. Say what is achievable. Before we start rather than after, including when the answer is that a mark is permanent or the piece should not be wet-cleaned at all.
3. Pre-treat to the fabric. Matched to the cloth and to what is actually in it, at the gentlest effective strength rather than the strongest available.
4. Clean and extract. Low-moisture where the fabric requires it, hot water extraction where it can take it, moisture controlled throughout.
5. Condition leather, which is not optional, and apply only the add-ons that were agreed.
6. Walk it with you before anything is packed away.

What the visit looks like

Most pieces take 30 to 60 minutes. Fabric is generally dry to the touch in two to four hours, quicker with air moving. Leather is dry almost immediately.

Cushions come off and get cleaned both sides where the construction allows. We work around the furniture rather than moving it, which on a piece assembled in the room, or one sitting on a rug worth more than the sofa, is the only sensible approach.

How often

Every 12 to 24 months on furniture in regular use, and closer to 12 where a house runs full or staff and guests put heavy volume through the same seating.

The trap in a house this size is the room nobody uses. A formal living room gets sat in twice a year, so the assumption is that it stays clean. Dust does not care whether anybody sits down, and after fifteen years a formal sofa in a bright room is genuinely dirty in a way that only shows once it is cleaned.

Where a property closes for part of the year, the sensible timing is before it shuts or shortly after it reopens, rather than mid-season with guests in the house.
