What genuinely does raise the total is having more furniture, which most houses here do. That is arithmetic rather than a premium, and you can do it yourself off the table above before anybody knocks.

Paradise Valley in four kinds of furniture
Midcentury originals
Palo Cristi and Sundown Estates. Period fabrics, original construction, and tags that went missing decades ago. The pieces where being careful matters most.
Designer and custom
Mummy Mountain and Cheney Estates. Specified by a decorator, built by a workroom, and almost never labeled. The most valuable furniture in the house telling you the least about itself.
Large houses, many rooms
Camelback Country Estates. Four seating areas, three of which barely get used, and the unused ones are usually the ones nobody has ever had cleaned.
Seasonal and managed
Casa Blanca and Judson. Second residences, house managers, guest accommodation as standard.
What this setting does to fabric
Desert dust settles into the weave
Fine enough to work down between fibers rather than resting on top, so a vacuum lifts the surface layer and leaves the rest. Worst on the preserve boundary.
It binds with body oil
Mineral dust and skin oil together produce a denser, more adherent deposit than either alone, which is why a quick surface pass often changes nothing.
Sun through a great deal of glass
These houses are built around the light. UV fades fabric permanently and bakes soil into the fiber, so a sun-facing piece responds less than an identical one in shade.
Rooms nobody uses
A formal sofa sat on twice a year still collects fifteen years of dust. It is the most commonly overlooked furniture in the town.
How we clean it
- Identify before anything else. Find the code, work out what the fabric actually is, and test somewhere concealed when there is no tag. On an unlabeled custom piece this is most of the skill.
- Say what is achievable. Before we start rather than after, including when the answer is that a mark is permanent or the piece should not be wet-cleaned at all.
- Pre-treat to the fabric. Matched to the cloth and to what is actually in it, at the gentlest effective strength rather than the strongest available.
- Clean and extract. Low-moisture where the fabric requires it, hot water extraction where it can take it, moisture controlled throughout.
- Condition leather, which is not optional, and apply only the add-ons that were agreed.
- Walk it with you before anything is packed away.
What the visit looks like
Most pieces take 30 to 60 minutes. Fabric is generally dry to the touch in two to four hours, quicker with air moving. Leather is dry almost immediately.
Cushions come off and get cleaned both sides where the construction allows. We work around the furniture rather than moving it, which on a piece assembled in the room, or one sitting on a rug worth more than the sofa, is the only sensible approach.
How often
Every 12 to 24 months on furniture in regular use, and closer to 12 where a house runs full or staff and guests put heavy volume through the same seating.
The trap in a house this size is the room nobody uses. A formal living room gets sat in twice a year, so the assumption is that it stays clean. Dust does not care whether anybody sits down, and after fifteen years a formal sofa in a bright room is genuinely dirty in a way that only shows once it is cleaned.
Where a property closes for part of the year, the sensible timing is before it shuts or shortly after it reopens, rather than mid-season with guests in the house.
